Construction dust isn't ordinary dirt. Drywall dust is fine enough to hang in the air for hours and settle into every surface, seam and fabric in a space — and it comes back twice more after the first clean. This is a specialist, multi-pass service using HEPA filtration, with the right products for paint flecks, adhesive residue, grout haze and joint-compound film. In north Brooklyn it also means working the vertical space properly, because in a loft that's precisely where the dust ends up.
Bushwick and East Williamsburg have been converting industrial buildings for two decades and haven't stopped. A loft build-out is the hardest post-construction job we do, and the reason is volume. In a fifteen-foot space, drywall dust doesn't just coat the floor and the counters — it settles onto every beam, every run of exposed conduit and ductwork, the upper courses of exposed brick, and the tops of the steel-sash window frames. A crew working from a stepladder cleans the bottom half, the client moves in, and over the following weeks the top half quietly redeposits itself onto everything. That's not a cleaning failure, it's a physics problem, and the answer is extension equipment and doing the high work first.
We work in passes. The first removes bulk debris and heavy dust with HEPA-filtered equipment, strictly top-down — beams and ductwork, then high brick, then light fixtures and ledges, then walls, surfaces and finally floors. The second pass, once the airborne dust has settled, collects everything that fell during the first. A third detail pass handles the rest: paint flecks scraped from glass and hardware, adhesive and label residue off new appliances, grout haze polished from new tile, joint-compound film wiped from frames and tracks, and inside every new cabinet before anything goes in it. Exposed brick gets vacuumed with a brush head rather than wiped, since wiping simply grinds dust into the mortar.
We coordinate directly with contractors and GCs and can come in after the punch list or between trades if you need the space usable partway through. Pricing is flat and quoted once we understand the scope — a bathroom refit and a full loft build-out are genuinely different jobs and averaging them helps nobody.
